ARTISTS RESIDENCY PROGRAM
What this Residency offers: This Residency offers artists both the private use of the comfortable 3 bedroom apartment and scheduled access to a 35 square meter (380 sq ft) portion of my 150 square meter (1,600 sq ft) studio. The two separated spaces are located within the same large building, with a sound proof wall between them. The studio will offer 3 large working wall spaces with very high ceilings (over 3 meters, or 14’) with both natural and excellent artificial light. I use my studio nearly every day, and the partitions between our spaces will be plywood walls that do no go up to the ceiling. With added screening we will have visual privacy but not sound privacy (so playing music will require headphones). With the 3 bedroom apartment and 3 working walls in the studio, this Residency has space for up to 3 artists and their guests (6 total occupants in the apartment) for each stay. This allows small groups to take advantage of shared costs. This also allows for artists traveling with their families.

2 - Access to a 35 square meter (380 sq ft) studio space for up to 3 artists within my larger painting studio. With temporary partitioning the use of this sectioned space would be semi-private. Here is a basic sketch of how the studio will be partitioned:
3 - Free use of the entire property, use of the front porch and grill, and the fire pit behind the building on the edge of the forest beyond. Come and go as you please in the apartment space. We will confirm a reasonable studio access schedule depending on your plans. Typically something like 10am through 10pm is acceptable, but this is adjustable.
4 - Artists would bring their own supplies, but I can help you to ship them in advance and can store them for a reasonable amount of time. Same goes for finished artwork - you would pay and arrange for all details but I would assist in any way I could. For international visitors, I’d suggest purchasing them online and having them shipped locally to my building (I could accept deliveries). You might also consider shipping your own supplies ahead of your stay (I could store them for a reasonable amount of time). Please note: the studio is set up mainly for wall mounted paper or canvas for drawing or painting. Some types of sculpture like “assemblages” are fine but no use of strong smelling chemicals is allowed. No use of wood or metal working tools is allowed.
5 - For artists staying up to one week or more, I will arrange a meeting with local artists (studio visits, dinner or drinks, etc), a trip to Narrowsburg to see an exhibition at the DVAA (Delaware Valley Arts Alliance). The costs are not included in the Residency but will be shared, but I will happily arrange and accompany you to these events. There are also several local venue spaces where artistic events take place or that may be arranged.
Costs associated with this Residency:
The following costs associated with this Residency are year round, but for the Winter months January 1 through March 31 deduct 15% off these rates. The prices below are the total costs of the stay, they include all taxes and fees (except $150 Cleaning Fee). One week is any seven day period including the weekend. For stays over 4 weeks contact me and we will make arrangements, but costs will essentially follow the same scale as below.

Please note:
1 - If one single artist (with or without partner or guest) stays here, I will not invite others stranger artists to book stays at the same time, so the pricing reflects the individual’s use of the entire studio for themselves. They also have the entire apartment to themselves. The same applies to two visiting artists, I will not invite a third stranger artist to stay at the same time.
2 - Longer stay available upon request and prices will be scaled accordingly depending on the length of stay.
3 - If an artist is traveling with their family members (a total of 6 total) and only one person requires the studio, price can be discussed.
4 - I do not have any pets, but artists are allowed to bring their dogs. Guests are responsible for maintaining the building and property after their dogs, and are responsible for any damages.
5 - This property is not wheelchair accessible.
6 - There is an additional $200 Cleaning Fee for each stay (one time charge).
Alternative Option (more affordable):
Setting up the cost of this Residency involves calculating a number of factors. Except in the coldest months (January through March), I tend to have visitors on most weekends throughout the year. I started this rental in July, 2024, and had most of my weekend renters in October and November (surprisingly), so I do not have a long enough track record to predict future rental patterns. I rely on these premium rentals to cover the costs of maintaining my property (taxes, utilities, maintenance, recouping some of my investment in building this property, etc).
In trying to make this Residency affordable to traveling artists I can offer a slightly more complex arrangement. It would require visiting artists to arrange their stays around these premium weekend renters. For instance, visiting artists would have to vacate the rental apartment before weekend renters arrive (with time enough for me to clean and prepare for the weekenders), and then the artists would return after the weekend renters leave. So artists would begin their stay on a Monday/Tuesday, leave by Friday morning and return the next Monday, then leave before the next weekend, etc. So I have setup a price scale assuming a basic 8 - 10 day stay straddling the vacated weekends.
One visiting artist (with their partner or guest): 8 - 10 weekdays over one weekend: $1,700
Two visiting artists (with their guests: 4 total): 8 - 10 weekdays over one weekend: $1,900
Three visiting artists (with their guests: 6 total): 8 - 10 weekdays over one weekend: $2,200
1 - Artists will be charged a $200 Cleaning Fee, this fee would apply for every weekend in their stay (one time charge for a 8 - 10 day stay).
2 - For longer visits contact me to make arrangements. Prices will be scaled to the above rates.
3 - Sometimes weekend renters only stay one night, so in that case artists would be welcome to return sooner. Since I use airbnb my reservation schedule is public, and advance arrangements can easily be made.
Transportation:
Visitors must use a car during their stay here. This area has limited public transportation. There is a nearby bus station in Monticello, New York, a twenty minute drive from my property. There is a train to the city thirty minutes away in Port Jervis, and another further away in the largest city nearby, Middletown, New York. Taxis and ubers are few and costly. Although I am willing to help, I own a pickup truck that won’t fit many people and I may be too busy and be unavailable. Visitors using a car rental should consider when renting they are avoiding separate expenses getting to and from the airport, so part of the rental cost absorb that expense. Also, having a car will give you much more freedom during your stay here.
Bicycling is very popular around here, though the terrain is quite hilly and challenging, and bikers need to be careful of cars and trucks on the roads.
The nearest major international airport convenient to my property is Newark, New Jersey. JFK and Laguardia are alright but a little further and typically with more traffic. You might also take a look at Scranton, Pennsylvania, airport which is an hour away, but I don’t know which airlines fly there.
Overview of this Residency:
I’m a 53 year old painter from Brooklyn, New York, recently relocated to Eldred, New York in the Upper Delaware River Valley region of Sullivan County, New York, less than 2 hours from Manhattan. I completed this building last year and designed it to house both a large working painting studio and an attached 3 bedroom apartment. This building was setup initially to allow myself to live and work in my studio while renting the apartment via airbnb for income. This has worked out well, allowing me to focus on painting and now traveling again after many years and doing Residencies abroad as an artist myself. I also designed this building to be able to host other artists and offer both studio space and living space for varying lengths of stays. As a traveling artist I know how challenging it is to arrange for these things for short periods of time, and how costly it can be, especially in or near New York City. My prices are scaled to be considerably more affordable than anything similar closer to the city (that combine living space and studio space).
There are many nearby attractions and plenty to do and see in this area. The Delaware River is one of the most scenic in the Northeast region of America, and up and down its length are many towns worth visiting. Twenty minutes from my property is Narrowsburg, New York, which has some galleries, restaurants, music and performance venues and the Delaware Valley Arts Alliance gallery (DVAA) where I exhibited a few years ago. You can walk there across the bridge into Pennsylvania. About thirty minutes from me is Callicoon, New York, which also has great restaurants, bars, music and event venues, etc. Not far into Pennsylvania is Honesdale and Hawley, both small cities worth seeing. Port Jervis is a thirty minute drive over the famous Hawk’s Nest which gives a sprawling view of the Delaware River from high above. A drive in any direction is a scenic experience. This area is well known for hiking, biking, fishing, river kayaking and canoeing, camping, hunting, etc.
My property is situated on 2 acres on the main State Route 55 just north of Eldred’s small town center, which has a gas station, grocery store, library, bank and post office. Less than one mile away is the world renowned Eldred Preserve, with the Homestead Steakhouse, eagle watching trails, and the future home to a luxury spa. Ten minutes away is Bethel Woods, where the historic Woodstock concert took place in 1969, and home to big star concerts on the lawn - it is a main attraction in this area, drawing visitors and revelers from across the globe during the long concert season (check out their website for concerts happening during your stay). Bulk shopping can be done in nearby Monticello, New York, about twenty minutes drive. Behind my property is a 3,300 acres private forest filled with all the wildlife in the greater Catskill Mountain region, including deer, small creatures, bobcats, racoons, coyotes and beautiful black bears. I built the fire pit beneath the forest’s eves behind my building, but don’t leave food out overnight! You’ll hear birds singing every morning all over the property.
I have developed excellent relationships with many local artists, some of whom like myself relocated from the endless grind of New York City to this quiet corner of New York State. We would be able to arrange studio visits, meet with them for drinks or dinner occasionally. This is a very artist friendly area. For artists staying over a week I have already spoken with some of the local artists about hosting a nice dinner at our place. It will be a great way to meet fellow artists and perhaps forge personal and lasting relationships.
Motivation for this Residency:
My motivation for establishing and operating this individual International Artists Residency Program on my property is mainly because I wish to make as great a contribution as I may to the community of international artists. I have felt a part of this community ever since I began meeting artists from around the world in New York City in the 1980s and 1990s, and from the time of my Fulbright Scholarship experience in Krakow, Poland (1999). I am inspired by the Fulbright Program specifically, as it is designed to encourage cross cultural experience and understanding in the hopes of creating lasting international relationships among intelligent and compassionate individuals. Considering the world political climate of this era, it is all the more significant to encourage and foster cultural exchange. I have never met an artist anywhere in the world who wasn’t already my friend, by virtue of the lives and love of art that we share.
If I’ve learned one critical aspect of being an artist over the course of several decades, it is how important it is for an artist to spend as much time as they can in unfamiliar surroundings. Your mind develops differently than when you are at home. I traveled as extensively as I could throughout the 1990s and 2000s, across America and across Continental Europe from the Balkans to the Baltics, from Paris to Riga, and even down to Australia. I had several Residencies long ago (including one in 2007 at the Egon Schiele Foundation in Cesky Krumlov), and have several planned in the near future (in Finland this Fall and next Spring). I also hope through this Residency here at my place that I can meet many international artists that I’ll have the chance to meet abroad in the future. I enjoy sharing my studio and the company of artists.
How to apply for this Residency:
The Application process is simply a way for me to ensure that those applying to use this opportunity to create art, are actually artists. I also need to verify applicant’s identities. I do not judge the artwork itself, ever - you can do whatever you want here, as long as you respect the rules of the property.

How to Book and Pay for this Residency:
Booking and payments will be made directly with me, either by check or Venmo. My property and building has insurance that covers short term rentals, but International travelers are always wise to have some medical insurance of their own for longer stays in America.
A Deposit of 30% is required to hold the reservation. The remaining 70% will be paid within one week from the reservation’s beginning date. There is a full refund of the Deposit up to 30 days before the reservation date, but cancelling within 30 days from the beginning date will be a refund of half the Deposit. Plans change, things come up, but please understand that cancelling a reservation too close to the reservation date likely means lost revenue for me. Still, I have no intention of taking payment if people don’t actually come and stay. Please just let me know in time.
